About our appraisals

Our appraisals are planning-led assessments of development potential, produced in partnership with experienced chartered town planners. They are not formal RICS Red Book valuations. For mortgage, probate or legal purposes, a formal RICS valuation should be commissioned separately — we can refer you to a chartered partner on request.

Common Questions

What's the difference between an appraisal and a valuation?+

An appraisal is a planning-led assessment of your land’s development potential — what could realistically be built, the planning route, and an indicative value range. A formal valuation (RICS Red Book) is a regulated figure produced for mortgage, probate, or legal purposes. Our appraisals are not Red Book valuations, but they give you a clear, commercial view of your land’s potential before you sell or pursue planning.

Who produces the appraisal?+

Our appraisals are produced in partnership with experienced chartered town planners and development consultants who work on land and planning across the North West and beyond. You’re getting a genuine planning-led view, not an automated estimate.

How long does it take?+

A Desktop Appraisal is delivered within 5 working days. The Full Planning Appraisal typically takes 7–10 working days depending on complexity, and the Premium Appraisal is scheduled around your site visit with a priority turnaround.

What if I want to take my land further?+

If your appraisal shows strong potential, we can introduce you to Land Prospects — our land promotion partner — who can fund and manage the planning process to maximise value, with you only paying from the proceeds of a successful sale. Your strategy call (included with the Premium Appraisal) covers exactly these options.
