Terms of Service

1. Agreement

By accessing or using PlotMarket (“the Platform”), you agree to be bound by these Terms of Service. If you do not agree, do not use the Platform. These Terms constitute a legally binding agreement between you and Land Prospects Ltd, which operates PlotMarket.

2. The Service

PlotMarket provides an online marketplace connecting landowners who wish to sell or promote development land with property developers and investors seeking to acquire sites. We are an intermediary only and are not a party to any transaction between users.

We do not provide planning, legal, surveying or financial advice. Any information on the Platform is for general guidance only. You should obtain independent professional advice before entering any transaction.

3. Accounts

You must provide accurate and complete information when creating an account. You are responsible for maintaining the security of your account credentials. You must notify us immediately of any unauthorised use.

We reserve the right to suspend or terminate accounts that violate these Terms or that we reasonably believe to be engaging in fraudulent or harmful activity.

4. Listings

Landowners are responsible for ensuring all listing information is accurate, complete and not misleading. You must have the right to list the land and must not list land without the consent of all owners.

We reserve the right to remove any listing that we consider to be inaccurate, misleading, inappropriate, or in breach of these Terms.

5. Fees & Payments

Free listings are provided at no charge. Premium and Platinum listing tiers, appraisal reports, and subscription products are subject to fees as displayed on the Platform at the time of purchase.

All fees are inclusive of VAT where applicable. Payments are processed by Stripe. Refunds are available within 14 days of purchase where the service has not been fully delivered, subject to our Refund Policy.

6. Prohibited Conduct

You must not:

• Provide false or misleading information
• Use the Platform to harass, threaten or abuse other users
• Attempt to circumvent the Platform to avoid fees
• Scrape, copy or republish Platform content without permission
• Use automated tools to access the Platform in an unauthorised manner
• Engage in any conduct that damages or disrupts the Platform

7. Limitation of Liability

PlotMarket is provided “as is”. To the maximum extent permitted by law, we exclude all warranties and are not liable for any indirect, consequential, special or punitive losses arising from use of the Platform.

Our total aggregate liability to you in connection with the Platform shall not exceed the fees paid by you to us in the 12 months preceding the claim.

8. Intellectual Property

All content on the Platform, including design, text, graphics, and software, is owned by or licensed to Land Prospects Ltd. You may not reproduce, distribute or create derivative works without our written consent.

By submitting a listing or other content, you grant us a non-exclusive, royalty-free licence to display, reproduce and distribute that content in connection with the Platform.

9. Governing Law

These Terms are governed by the laws of England and Wales. Any dispute shall be subject to the exclusive jurisdiction of the courts of England and Wales.
